Officials: Party violated lease terms involving alcohol, fire safety

ORLANDO, Fla. – The University of Central Florida has terminated Theta Chi's on-campus housing contract after a house party violated lease terms involving alcohol, fire safety and disregard for property, according to school officials.

UCF officials said police responded to a fire alarm at Theta Chi at 8:45 p.m. on Nov. 19 and when they arrived, they found a bicycle lock around the front door, blocking the doorway.

According to a release, multiple intoxicated people were found passed out, including one who was treated and released at an emergency room.

The Theta Chi house has been leased to the fraternity since 2009 and is one of four in Greek Park owned by the university.

According to the release, the lease states it will be ill be breached and defaulted should, "Any major violation, or three (3) or more minor violations within any lease year, committed by chapter members, of the terms and conditions of this lease agreement, 'The Golden Rule,' the 'Community Living Guide' and/or the Housing Rules and Regulations, which in landlord's sole discretion demonstrates a 'lack of institutional control by nationals, housecorp and/or chapter."

The chapter was informed Friday that the 35 residents in the house must move out by Dec. 16 for those not graduating and Dec. 20 for graduating seniors, officials said.

UCF is helping the residents find alternate housing for spring and summer semesters.

Officials said the chapter was already placed on interim suspension by the Office of Student Conduct, which prevents the fraternity from participating in social events and intramurals.
