Construction meets growing demand for homes in $377K

SANFORD, Fla. – The real estate landscape in Sanford has evolved into a supply and demand story for affordable single-family homes and townhomes in the $377 thousand dollar range and beyond, according to the Orlando Regional Realtor Association.

“Affordable housing is different for everybody,” ORRA President Rose Kemp told News 6, “As you expand outward whether it be Winter Garden, Sanford, or St. Cloud, you’re going to find more inventory and you’re gong to find better possibilities.”

The latest real estate data shows median home values in the Sanford 32772 zip code went from $243,000 in 2019 to $370,000 in 2024.

During our reporting we found an influx of new construction consisting of single-family homes and townhomes.

The Towns at Lake Monroe Commons offered new construction home sites in the mid $300′s.

The location is just a quarter mile south of Lake Monroe and the Sanford Riverwalk.

The day News 6 went to talk to residents at that location a sold-out sign was posted on the sales office door, all 150 homesites were spoken for.

John Gyllin bought a four bedroom townhome at the “Towns” last year. He said it came down to price and location.

“I felt I got a good deal living this close,” Gyllin told News 6. “If you go right outside this townhome you are 200 yards from the lake, you can be on your bike to downtown Sanford in 10 minutes.”

Kemp said home inventory is solid for established homes with mid-range prices from $311,000 to just under $600,000.

“Central Florida is the perfect place to have that indoor-outdoor lifestyle.” Kemp said, “It’s a great option.”
