ORLANDO, Fla. – The latest development in Orlando’s Packing District appears to be getting underway.
The lot on the southeast corner of Orange Blossom Trail and Princeton Street is now cleared, and signage on a fence surrounding the property indicates more office space is being built there.
However, Orlando City Commissioner Robert Stuart told News 6’s Lisa Bell that a boutique hotel will also be a part of the development.
“It’s a boutique hotel and office complex is what it is,” Stuart said. “Across from the Citron and across from Publix, there’s supposed to be a hotel and business ... It was always going to be coming in last, so that’s going to go there because the parking garage that was built, we asked them to build whatever they needed for parking. The parking garage is designed to support those two buildings as well as the Great Southern (food hall)”, Stuart said.

News 6 reached out to Dr. Phillips Charities, which owns the land. We heard back that while there’s no word yet on which hotel brand could be planning to open there, the current site plan does include a hotel concept on the corner and “the focus is on the office” at this time.
According to the city’s permitting department, the office is four stories and consists of nearly 40,000 square feet of space.
A news release from Dr. Phillips Charities describes the ongoing construction of “a new multi-story office building in the heart of the Packing District” and includes several renders.
According to the news release, the building will offer Class-A office space and will welcome a range of tenants, with one floor dedicated to nonprofit tenants as a way of “furthering Dr. Phillips Charities’ commitment to community impact.”
“We view this not simply as a construction project, but as a way to shape a place where commerce, culture, and community thrive together,” Ken Robinson, president and CEO of Dr. Phillips Charities, said in a statement. “Every step we take in the Packing District is strategic and with the intention to preserve history, foster opportunity, and honor the legacy of Dr. Phillips.”
The release states the new building will be designed by HuntonBrady Architects with Welbro Building Corporation as the general contractor.
“(The) space will feature sustainable design, flexible floor plans, and welcoming community gathering areas. Construction is expected to be completed by summer 2026,” the release states.
